These Terms and Conditions govern the purchase of SIP panels, prefabricated SIP building kits, residential house kits, garden rooms, annexes, garages, offices, bespoke products, and related services from AV Construction, UAB, trading as SIPS-HOUSE (“we”, “us”, “our”).
By placing an order through our website or directly with our sales team, you (“Customer”, “you”, “your”) confirm that you have read and accepted these Terms and Conditions.
1. Products and Services
We manufacture and supply Structural Insulated Panels (SIPs), complete SIP building kits, prefabricated house kits, garden rooms, offices, garages, annexes, and bespoke building solutions.
Product descriptions, dimensions, specifications, images, and other information on our website are provided to help customers understand our products. Minor manufacturing or material variations may occur where they do not materially affect the product’s function or performance.
Our standard kits include the components specified on the relevant product page and product specification.
Assembly, foundations, planning permission, and other site-related works are not included in the product price unless we expressly confirm otherwise in writing. Our FAQ confirms that customers can arrange assembly themselves or, in some countries, request our assembly service or a recommendation for local craftsmen.
2. Bespoke Products and Customisation
Customers can request modifications to standard products or commission a bespoke design.
We will review the requested changes and confirm whether we can manufacture the proposed design.
Bespoke products are produced according to the customer’s approved requirements. Once production begins after payment of the initial deposit, bespoke products cannot be cancelled for a refund, except where applicable law provides otherwise.
The customer remains responsible for checking and approving drawings, dimensions, layouts, specifications, and other project information before production begins.
3. Prices and Taxes
Prices displayed on our website may vary depending on the selected product configuration and options.
Unless otherwise stated, prices do not include delivery.
VAT and other applicable taxes depend on the customer’s location and status. Customers may also have to pay customs duties, import taxes, or other charges imposed by the destination country.
The customer is responsible for providing accurate information required to calculate applicable delivery and tax charges.
4. Orders and Deposits
An order becomes confirmed once we have accepted the order and received the required deposit.
For standard products, the typical deposit is 20% of the total product price.
For bespoke products, the typical deposit is 50% of the total product price.
We may require different payment arrangements for specific projects, and we will communicate these to the customer before confirming the order.
We accept payment by bank transfer.
5. Final Payment
The remaining balance becomes due when the ordered product has been manufactured, packed, and is ready for delivery.
We may postpone dispatch until we receive the full outstanding balance.
6. Delivery
We deliver our products throughout the European Union and to many destinations outside the EU. Delivery can take place by road or sea depending on the destination and shipment requirements.
Delivery costs depend on the exact delivery address, product dimensions, weight, transport requirements, and destination.
We will provide an estimated delivery date after confirming the order. The exact delivery date may depend on manufacturing schedules, transport availability, customs procedures, weather, and other circumstances outside our reasonable control.
For standard in-stock products in Europe, delivery commonly takes approximately 7–14 working days. Out-of-stock and bespoke products may require approximately 6–10 weeks, depending on the project. These timeframes are estimates rather than guaranteed delivery dates.
7. Site Access and Unloading
The customer must ensure that the delivery site has:
- a suitable prepared foundation;
- safe and adequate site access;
- sufficient space for unloading and handling the products;
- any required equipment or personnel where unloading is the customer’s responsibility.
If the customer purchases our assembly service, we will arrange unloading as part of that service.
If the customer does not purchase assembly services, the customer or the customer’s appointed contractor is responsible for unloading the delivery.
8. Inspection on Delivery
Our products normally arrive protected with rain-resistant plastic wrapping.
The customer must inspect the packaging and products as soon as reasonably possible after delivery.
If the packaging appears damaged, the customer should document the condition with photographs and notify us immediately.
After unloading, the customer must protect the SIP panels and other components from prolonged exposure to rain, moisture, ground contact, and other environmental conditions that could cause damage.
9. Foundations and Site Preparation
The customer is responsible for preparing the building site and foundation before assembly begins.
We do not include foundation construction in the standard product price.
The customer must ensure that the foundation complies with the project’s drawings, applicable building regulations, and the requirements of the local authorities.
10. Assembly and Installation
Assembly is not included in the standard product price.
Our SIP kits come with assembly instructions intended to support installation by competent local craftsmen or experienced DIY customers.
Where available, we may offer assembly services or recommend local installation teams.
Unless we have separately agreed to provide installation services in writing, the customer remains responsible for assembly, installation, workmanship, and compliance with local construction requirements.
11. Planning Permission and Building Regulations
The customer is responsible for determining whether planning permission, building regulations approval, permits, structural calculations, or other approvals are required for the intended project.
Planning requirements vary between countries, regions, and individual sites.
We do not provide planning permission services. We strongly recommend that customers consult a qualified local architect, engineer, or other appropriate professional before ordering and installing a building.
Our products are manufactured according to applicable specifications and EU standards where applicable, but the customer remains responsible for ensuring that the completed building complies with the regulations applicable at the installation location.
12. Cancellation and Refunds
Standard Products
Customers may cancel an order for a standard product before shipment and receive a full refund, subject to any applicable legal rights and the specific terms agreed for the order.
If a standard product has already been shipped, the customer may request a return within 14 days of receipt, provided the product remains unused and in its original packaging, where the applicable consumer legislation provides such a right.
The customer is responsible for return shipping costs unless applicable law requires otherwise.
Products made specifically to the customer’s requirements may not qualify for cancellation or return rights applicable to standard products.
Bespoke Products
Bespoke products become non-refundable once production has commenced following payment of the initial deposit, except where applicable law provides otherwise.
13. Warranty
Our products include a 10-year structural warranty.
Windows, doors, and certain accessories carry a 2-year warranty, unless the relevant manufacturer provides a different warranty period.
The warranty applies to manufacturing and structural defects covered by the applicable warranty terms.
The warranty does not cover damage resulting from:
- incorrect assembly or installation;
- unsuitable foundations;
- failure to follow assembly instructions;
- improper maintenance;
- unauthorized modifications;
- misuse or negligence;
- prolonged exposure to moisture or weather due to inadequate protection;
- normal wear and tear;
- damage caused after delivery by the customer or third parties.
14. Maintenance
The customer must maintain the building and its components according to our maintenance recommendations.
For example, untreated natural pine or spruce exterior cladding requires suitable protective treatment after installation. Thermowood and larch cladding have different maintenance requirements, which customers should follow to preserve appearance and performance.
Failure to carry out appropriate maintenance may affect warranty coverage where the lack of maintenance causes or contributes to the damage.
15. Customer Responsibilities
The customer is responsible for:
- providing accurate delivery information;
- preparing the site and foundation;
- ensuring appropriate site access;
- obtaining required permissions and approvals;
- arranging unloading where assembly service has not been purchased;
- ensuring competent assembly and installation where we do not provide installation;
- protecting materials after delivery;
- following assembly and maintenance instructions.
16. Product Images and Information
We make reasonable efforts to ensure that product descriptions, photographs, dimensions, colours, and specifications accurately represent our products.
However, photographs may show optional finishes, accessories, landscaping, furniture, or other elements that are not included in the standard kit.
The exact contents of each purchase are determined by the relevant product specification, selected options, quotation, and order confirmation.
17. Delays and Events Outside Our Control
We are not responsible for delays caused by circumstances outside our reasonable control, including but not limited to:
- transport disruption;
- customs delays;
- severe weather;
- natural disasters;
- strikes;
- shortages of materials;
- manufacturing equipment failure;
- government restrictions;
- changes in legislation;
- war or other major disruptions.
Where such circumstances occur, we will make reasonable efforts to inform the customer and provide an updated delivery estimate.
18. Limitation of Liability
We will provide our products with reasonable care and in accordance with the agreed product specifications.
To the extent permitted by applicable law, we are not responsible for indirect or consequential losses arising from the customer’s installation, use, modification, or inability to use the product.
Nothing in these Terms and Conditions excludes or limits any liability that cannot legally be excluded or limited under applicable law.
19. Complaints and Defects
If you believe that a product has a manufacturing defect or does not conform to the agreed specification, please contact us as soon as possible.
Please provide:
- your order number;
- photographs or videos of the issue;
- a description of the problem;
- the relevant product or component information.
We will review the claim and, where appropriate, determine the appropriate remedy in accordance with the applicable warranty and consumer protection laws.
20. Governing Law
These Terms and Conditions are governed by the laws applicable to AV Construction, UAB, based in Lithuania, subject to any mandatory consumer protection rights that apply to customers in their country of residence.
Nothing in these Terms and Conditions affects mandatory rights that consumers have under applicable EU or local consumer protection legislation.
